Basements, Lofts & Conversions

Conversions including lofts, basements and barns of all sizes and complexity are a Rymore speciality. Not only can we advise on cost and practical matters affecting design and implementation to help you maximise your budget, but we can undertake the design work for you, or price work from drawings you have already prepared.

Basements

If you have an existing basement, why not create more useable space by converting it? The main issue with existing basements is usually water, in the form of either damp or, more problematic, lying water. Regardless of the extent of the problem, it needs a proper waterproofing solution. Rymore has installed sheet membrane and cavity drain systems in many projects and can confidently install the most appropriate system for you, too. When finished, you will not notice the system working for you in the background, which is how it should be. Basements usually convert well to games rooms, utility space or just good clean storage, although there is no end of possibilities.

We can bring in our expertise to advise on new basement designs where space above ground is tight, or where planning restrictions prevent a traditional extension. In new basements, it is better to stop water entering the building in the first place; we normally achieve this by using externally applied membranes with free-draining back fill. Our engineers will be happy to advise on the best solutions for you.

Lofts

Loft conversions are an efficient way of adding space to your home. Since good dry space is often already there, it is relatively straightforward to turn this dead area into a useful bedroom, office or other living area. With careful design and alteration work, it is possible to maximise headroom and incorporate surprisingly extensive eaves storage. A rooflight cleverly positioned at the top of the stairs, for example, can often provide the illusion of greater headroom than is actually present. In many cases it is even possible to include a WC, carefully positioned to take advantage of the slope of the roof and eaves space.

Since the regulations for loft conversions are strict regarding headroom in relation to the stairs, the first step should be to confirm whether such a conversion can be done cost-effectively in compliance with building regulations. Please get in touch to arrange a visit where we can talk through this point and provide a guide to cost.

Conversions

Barns, stables, outbuildings and garages all lend themselves to conversion and turn unused space into new accommodation, annexes or more living space. Since conversions utilise existing structures, they are often cost-effective projects. An attached garage, for example, can usually be converted into a home office or bedroom without the need for planning permission, making it a cheap and easy option. While a stable block conversion will normally require planning permission, the floor, walls and roof may be in good order, and the building perfectly suited to an office with minimal conversion work. The possibilities are endless…
